Predicted evaluations are based upon data collected from public record and other sources. These evaluations follow the Office of Comptroller of the Currency's 1994 definition of evaluations. When information is missing for a property record, secondary evaluation models may generate an acceptable evaluation. Real Estate Automated Service Associates, LLC (REASA) applies models on a mass appraisal basis to all properties within the model's scope in the community. Individual property information and evaluation models are updated as quickly as possible, usually once a month. Statistical support for the evaluation models is available upon request. These evaluations do not constitute an appraisal of the subject property. Any report generated by REASA's estimating methodology does not include a physical inspection of the subject property or a visual inspection and/or analysis of current market conditions by a licensed or certified appraiser. REASA methodology employs an econometric model that relies on the analysis of existing sales data and physical property characteristics. These econometric models are a blend of economics, real estate appraisal principles and statistics. Any report generated by the REASA methodology should not be relied on in lieu of an appraisal or underwriting process when such appraisal or underwriting process is required or appropriate.
